What would you do to get a $100 million listing?
Everybody has fantasies.
For real estate professionals, we imagine they lay in bed at night dreaming about a listing for a $100 million penthouse.
That’s a sweet deal. And an 8,000 sq. ft. penthouse at that price is for sale right now in Manhattan.
It went on the market after a $90 million penthouse (a measly 6,000 sq. ft.) went under contract.
Apparently there are buyers out there for these types of properties – part II of that fantasy.
Prudential Douglas Elliman has the Manhattan listing.
It might help that their agent, Raphael De Niro, is the son of actor Robert De Niro. Maybe not. Who are we to judge? I mean the guy’s dad was a Raging Bull and a Goodfella. We’re not touching that one.
But other than being the son of an academy-award winning actor, what would you do to secure such a lucrative listing?
We’re not going to pretend to be experts on real estate, but we can take a stab at it and guess you would do everything in your power and then some.
One edge you could create is in marketing the surrounding neighborhood. We don’t know what it’s like at West 56th Street, but if the property is surrounded by tacky “I Heart NY” t-shirt shops, you are going to have some selling to do.
With the SpatialMatch IDX and Lifestyle search engine, you can show the owner how you would market the lifestyle amenities in the surrounding area using start-of-the-art tools to persuade buyers that they must have this property.
For example, what if the restaurants nearby are, say we say, a tad sub-standard (tacky) for a millionaire’s taste. Don’t let that factor stop them from writing a check.
Use your SpatialMatch tool embedded on your site to point out that just two blocks away, there is always the five-star, Zagat-rated “Frenchy’s Fancy Froglegs Café” or “Chef Pierre’s Pretentious House of Crepes” with the six-month waiting list.
Conversely, if the best restaurants in NYC are located just 50 yards away from the building or there is a great park or hotel, gym, etc., etc., you can also point each amenity on the colorful SpatialMatch map-based platform.
This will plant in the mind of the buyer that yes, it’s worth the extra $10 million to buy this property as opposed to that less expensive penthouse over there, in that rather, shall we say, vulgar area.
This will plant in the mind of the seller that yes, this broker or agent has got their act together and are going to use every tool at their disposal to help me get the price I want.
Okay, fantasy’s over. You are not going to get that $100 million listing in Manhattan. Especially if you are located in Rancho Cucamonga, CA.
But here’s the good news. The SpatialMatch IDX and Lifestyle Search Engine with its enormous neighborhood database is not expensive and not only geared to land $100 million listings.
Why not use it and do everything in your power to get that $500,000 or $1 million listing in your market?
That’s a sweet deal. That’s a doable deal. And you don’t have to be a De Niro to get it.
