There was an hilarious moment on Million Dollar Listing New York the other day that illustrates how sometimes a computer can do a better job of selling a property than an agent.

Meanwhile, the buyer is trying to get to the point and keeps asking for facts about the property. His representative knows this, and keeps quizzing the agents for answers.
Finally, the buyer asks to be shown the apartment. The representative walks him through various rooms. Steps over to show him the view, which framed by floor to ceiling windows, is breathtaking.
Remember, the buyers is doing all this via a simple web cam. A tiny dot of a camera lens on her computer.
While the agent keeps yakking and digging deeper into a pit of embarrassment, the buyer makes an offer.
That shuts the agent up real fast. He calls the seller. Bam, a deal is struck.
A deal is struck without the buyer even stepping onto the property.
Now, you won’t find this situation too often, even in the 21st century.
But the point is enormous. Technology continues to grow as a critical part of real estate transactions.
Like our Argentinean buyer, consumer are using their computers to get straight to the point. To find the facts. They are impressed less and less by the smiles and rapport of agents.
