How equipped are you to show the importance of location?
In a recent article on Realtor.com for buyers that reads “6 Questions to Ask Yourself Before you Start Looking,” there is one factor they emphasize – location.
As a real estate professional you know this. But how equipped are you to illustrate this to a prospective buyer? Or a seller you are pitching for a listing?
How much better is your approach than Rita Realtor’s down the street?
There’s a powerful tool out there, the SpatialMatch real estate search map, that can empower you with the latest technology to be a pro at pointing out the value of location.
Sure, there are other items on a consumer checklist.
Such as, for example, should they be buying a home in the first place.
Or, are they prepared for home ownership – is their job stable. Is their relationship stable.
Do they have an emergency fund set aside for, well, emergencies. Those emergencies can be a massive layoff or a massive hurricane.
Then there is the property itself. How many bedrooms are necessary for the family, or family to be?
Number of spaces in the garage. Do they want a backyard. Etc., etc. etc.
But this is what Realtor.com says about location: “Location is still the most important factor when choosing the home that is both right for you and has good resale potential.”
It adds, “So be ready to factor in proximity to major roads, school districting, crime levels and other considerations once you are out shopping.”
Show these two sentences to a buyer and then show them the powerful geo-spatial SpatialMatch platform that can easily be embedded on your real estate web site.
SpatialMatch can practically sell the location aspect by itself.
Because, with this real estate map tool, you can pull up MLS listings in your area right on the spatial platform and then show buyers where that property is located in terms of important amenities.
Amenities such as major roads, school districting, shopping centers, parks, entertainment areas, hospitals, golf courses, etc.
You can point out how any these factors are adding value to the property the buyers in considering.
You can also point out Recent Sales in any area to point out how location does influence housing prices.
One bit of advice Realtor.com emphasizes is that buyers have a realistic view of real estate.
Sure, Suzie might like the kitchen in Property A, but if it located in a location that is poor for resales or far from schools or a difficult place from where her husband can access the interstate, then perhaps A is not the best choice.
You can tell someone this all day long, but when you point out proof on your SpatialMatch platform, then the obvious becomes obvious.
And four years later, when that couple needs a bigger home, they will be grateful for the reality check your provided to them and the detailed data your presented to them (all from that SpatialMatch tool you were smart to add to your website).
