Having trouble keeping your early-stage home buyers? Read these three simple tips.
You are not alone! The How-to-Keep-Early-Stage-Buyers-Interested has perplexed Realtors forever. This will help.
First of all, in any business, it helps to have the right mindset. You must envision the prospect as a sale even if you believe that they are only uncommitted ‘looky-lous’.
Why? Because these early stage buyers could mean a mini-sweepstakes prize for you IF YOU KEEP THEM ENGAGED. They themselves may or may not buy a home, but you can be sure that they are talking to their friends about it.
Oh by the way, their friends may be getting ready to buy or sell and by you keeping your original buyer engaged and informed, you are accessing their social network. Your goal has got to be to keep your name coming up in conversation. Ca-ching, ca-ching, ca-ching.
So, how do you keep an iron-grip on them as your prospects so they don’t drift off to another agent, another real estate web site or another area?
Use a hyperlocal strategy:
a) Your hyperlocal blog – tell them they can keep up on the changes in the market and learn more about the neighborhood from your hyperlocal blog that covers everything going on in your town – from new residential developments to new restaurants to new attractions.
b) Your hyperlocal Facebook Page – make sure they are linked to your Facebook Page, so again, they can follow your reports on what is going on in the markets they are considering.
c) Your hyperlocal tools – show them your SpatialMatch hyperlocal search tools. Explain to them how they can use this platform to enter in the lifestyle amenities they desire – schools, parks, golf courses, restaurants, etc. They can then narrow down the communities that have all the features they want surrounding their home (and see the need to make a decision sooner rather than later).
What’s critical to you as a real estate agent, is that you point out how the home buyer can “save” all their searches with the SpatialMatch platform. This enables you to capture their contact information, if you don’t have it already. But more importantly, it keeps them actively involved in your website and your company.
In this economy, every business person needs every technological edge they can get. Some guy in a suit, with beautiful hair and a porcelain smile is not going to walk up to your house with a sweepstakes check for a million dollars. But by using the right hyperlocal tools and strategies you will hang on to these early-stage prospective buyers. In essence, you will be creating your own winning formula.
